ZONING PERMITS PORTAL

All permits handled by the Zoning Department can be found on our portal here.

If your application is complete, processing will take approximately 3 to 5 business days

If your application is approved at the Planning & Zoning Board Meeting & The Board of County Commission meeting, a complete application with all required documents will take 3 to 5 business days to process.

  • All permits issued by the Zoning Department as listed below are issued to the property owner

Over 50 Linear Feet Minimum Plus .50 per additional Linear feet
Boat Lift Residential/Commercial $100.00
Dock/Seawall/Riprap/Boardwalk Repair $150.00
Site Prep Driveway, House pad fill, septic system and drain fill, & Land clearing Minimum of $100.00

FAILURE TO OBTAIN A PERMIT OR BOARD APPROVAL BEFORE COMMENCING A PROJECT

  • Any project started without a permit will result in a STOP WORK ORDER.
  • Any project started without obtaining Board Approval with result in a STOP WORK ORDER.
  • Failure to obtain Board Approval before starting a project will result in a penalty and/or disciplinary action.
  • Failure to obtain a permit before starting a project can result in a penalty and/or disciplinary action.
  • You will not be permitted to continue until you are in full compliance with all requirements to be issued a permit.
  • If you are unsure if your project requires a permit or Planning & Zoning Board approval, please contact the office before you start any work on your property.

SITE PREP PERMITS

  • What are Site Prep Permits?

    • Land clearing of live vegetation by any means including but not limited to cutting, grading, & plowing.
    • Site Prep permits are generally for clearing land in preparation of construction (House pad).
    • Site Prep does not include mowing of existing lawns or planted grasses.
  • Do you need Planning & Zoning Approval for a site prep permit? No

  • What documents are required when submitting a site prep permit application?

    1. Completed application
    2. Site Prep application can be found on the documents page under Permit Applications section.
  • Where do you submit your site prep permit application? All completed Site Prep permit applications can be emailed to zoning@franklincountyflorida.gov

  • How long does it take for my permit to be processed once it’s been received? If your application is complete, processing will take approximately 3 to 5 business days

  • How do we make payment? The Zoning Administrator will call and/or email you when your permit is ready to be issued and payment can be made. At this present time, the Zoning Administrator can only take cash or check payments

  • How long is my permit good for? Your permit will expire 1 year from the date of issuance

  • Do you need Planning & Zoning Approval for Residential & Commercial Docks? Yes. Please see the Planning & Zoning Applications Page and complete the steps under the Critical Shoreline section

  • Have you already received your Board approvals? If yes, please continue with steps below

  • What documents are required when submitting a Residential or Commercial Dock permit application?

    1. Completed application. The Zoning dock application can be found on the Documents page under Permit Applications
    2. See checklist on page 2 of the Dock Permit Application.
  • Where do you submit your Residential and/or Commercial permit application? All completed Residential and Commercial permit applications can be emailed to zoning@franklincountyflorida.gov

  • How long does it take for my permit to be processed once it’s been received? If your application is complete, processing will take approximately 3 to 5 business days

  • How do we make payment? The Zoning Administrator will call and/or email you when your permit is ready to be issued and payment can be made. At this present time, the Zoning Administrator can only take cash or check payments

BOAT LIFT PERMITS

  • Do you need Planning & Zoning approval for a Boat Lift? Yes. Any new changes or additions to an existing dock will require Board approval. Please see the Planning and Zoning Applications Page and completed the steps under the Critical Shoreline section

  • Have you already received your Board approvals? If yes, please continue with the steps below

  • What documents are required when submitting a Boat Lift permit application?

    1. Completed Application. This Development application can be found on the Documents page under Permit Applications.
    2. Site Plan as approved by the Planning & Zoning Adjustment Board and the Franklin County Board of County Commission.
    3. Any DEP/ARMY CORPS Permit(s) or Exemption(s)
  • Where do you submit your Residential and/or Commercial permit application? All completed Boat Lift permit applications can be emailed to zoning@franklincountyflorida.gov

  • How long does it take for my permit to be processed once it’s been received? If your application is complete, processing will take approximately 3 to 5 business days

  • What documents are required when submitting a repair permit?

    1. Completed Application. This Repair permit application can be found on the documents page under the Permits applications
  • Where do you submit your repair permit application? All completed repair permit applications can be emailed to zoning@franklincountyflorida.gov

  • How long does it take for my permit to be processed once it’s been received? If your application is complete, processing will take approximately 3 to 5 business days

COMMERCIAL & RESIDENTIAL FENCE PERMITS

  • Do you need Planning & Zoning Approval for a Commercial or Residential Fence? No

  • Do I need to pull a permit for a fence? Yes

  • What documents are required when submitting a fence permit?

    1. Completed Application. The fence permit application can be found on the documents page under the Permit applications
    2. Site Plan. A site plan must depict the location of the proposed fence
  • Where do you submit your fence permit application? All completed fence permit applications and required documents can be emailed to zoning@franklincountyflorida.gov

  • Please review Section 464 & Section 301 for fence regulations. The regulations can also be found on the documents page under Ordinances.

  • How long does it take for my permit to be processed once it’s been received? If your application is complete, processing will take approximately 3 to 5 business days

S-4 LANARK VILLAGE SPECIAL DISTIRCT APPLICATION REVIEW

  • Do you need Planning & Zoning Approvl to construct a new fence or shed in the S-4 Lanark Special District? Yes

  • What documents are required when submitting an application for Zoning review?

    1. Completed Application. The S-4 permit application can be found on the documents page under the Permit applications
    2. Site Plan. A site plan must depict the location of the proposed and it’s distance from each property line
  • Where do you submit your review application? All completed permit applications can be emailed to zoning@franklincountyflorida.gov

  • How long is my permit good for? Your permit will expire 1 year from the date of issuance
